Dubai's $76 Million "Most Expensive Home Ever" Record Didn't Even Last the Year Here's What's Topped It Since
A 2022 Palm Jumeirah mansion sale set a $76M Dubai record — then got beaten within months. Here's how far Dubai's ultra-luxury market has actually run since.

In April 2022, a 10-bedroom mansion on Palm Jumeirah sold off-market for $76.2 million and was widely reported as the most expensive home ever sold in Dubai. It was a genuinely striking sale at the time. It also didn't hold the record through the end of that same year — and understanding just how fast Dubai's ultra-luxury market has moved since is a better story than the original sale itself.
The 2022 Sale That Started It
The property that set the original record was a custom-built villa on Palm Jumeirah with 10 bedrooms, seven-star spa facilities, an indoor pool, a private hair salon, a wine cellar, and more than 70 metres of private beachfront, spread across roughly 3,065 square metres. It sold off-market for AED 280 million ($76.2 million), brokered by Belleview Real Estate. At the time, the agent who handled the sale attributed the price to Dubai's fast, effective COVID-19 response, which had already begun pulling high-net-worth buyers into the city ahead of most of the rest of the world reopening.

That explanation held up. What nobody fully appreciated in April 2022 was how much further that wealth migration still had to run.
What's Actually Broken the Record Since
By October 2022 — the same year — Indian billionaire Mukesh Ambani reportedly purchased a custom 10-bedroom, roughly 33,000-square-foot villa on Palm Jumeirah for around AED 600 million (about $163 million), more than double the April sale. That transaction has generally been cited since as Dubai's most expensive single-family home sale.
Since then, the ultra-luxury market has moved into an entirely different category: branded super-penthouses. In December 2025, the "Sky Mansion" penthouse at Bugatti Residences by Binghatti in Business Bay sold for AED 550 million (roughly $150 million), making it the most expensive penthouse ever sold in the Middle East. A five-bedroom penthouse at Como Residences on Palm Jumeirah sold for AED 500 million (about $136 million) around the same period — reported at the time as the most expensive property sale in Dubai and the third most expensive penthouse sale anywhere in the world. Even the Marble Palace in Emirates Hills, a more traditional mansion, sold for roughly AED 425 million (about $116 million) in April 2025.
In other words: the 2022 sale that made headlines at $76.2 million now wouldn't crack the top handful of Dubai property sales in a single recent year, let alone stand as an all-time record.

The Bigger Trend Behind the Numbers
This isn't really a story about one house getting outbid by a bigger one. Dubai's prime property prices rose roughly 25% in the past year alone and nearly 194% over the past five years. Transactions above $10 million climbed from 113 deals in 2021 to 500 in 2025, and Dubai closed out 2025 as the world's top market globally for properties above $10 million — ahead of London, which slipped in the rankings partly due to UK tax changes affecting non-domiciled residents. Dubai was also ranked the world's top destination for high-net-worth individuals in 2025, ahead of both New York and Singapore, driven by the Golden Visa programme, zero income and capital gains tax, and full freehold ownership rights for foreign buyers in designated zones.
What This Means If You're Actually Watching This Market
If you're tracking Dubai real estate for investment or just curiosity, treat any "most expensive home ever sold in Dubai" headline as a snapshot, not a fact with staying power — this market has reset its own record multiple times within a single calendar year before, and forecasters expect prime prices to keep climbing another 3–5% through 2026, even as overall transaction volume grows with new supply. The $76.2 million sale that once defined "most expensive" now reads as a mid-market entry point in Dubai's current ultra-luxury tier.
